Where the figures come from
Sources and method
Every sales figure in this document is computed from the Dubai Land Department’s open data on registered transactions, for 1 January 2026 to 2 October 2026. They are registered sales: what buyers paid, as the Department recorded it. They are not asking prices and not a list of what is for sale.
Counted: completed sales, off-plan pre-registrations and delayed sales. Left out: mortgages, grants and gifts, whose value is a loan or a transfer and not a price.
A median is the middle sale: half sold for more, half for less. Where a range is given, eight sales in ten fall inside it.
Status, dates and the percentage built come from the Department’s projects register, the file of 6 July 2026; the developer and the escrow account from the Department’s own export of it, where that names them.
